Living in Pratumnak

The green hill between Pattaya and Jomtien — the quietest of the four.

Pratumnak Hill sits on the headland dividing Pattaya bay from Jomtien. It is leafier and noticeably quieter than either, with small beaches, a more residential feel, and a good deal of well-managed housing. It is the compromise a lot of couples arrive at.

Why people choose it

Pratumnak gives you distance from the noise without distance from the town. You are minutes from central Pattaya in one direction and Jomtien in the other, but the streets themselves are residential and green.

The buildings here include some of the better-managed developments in the area, and views over either bay are common at a price that would be unimaginable for an equivalent outlook at home.

The hill problem

This is the one thing to be honest with yourself about. Distances that look walkable on a map involve gradients, and in thirty-three degrees with humidity, a fifteen-minute uphill walk with shopping is not a pleasant fifteen minutes.

Most residents here have a scooter, a car, or a habit of using app-based cars. If you are set on a car-free life, Jomtien is the better fit.

Housing and value

Rents sit above Jomtien for equivalent space, and the stock skews newer. There are still bargains in older blocks, and the quieter position is worth something if you value sleep.

  • Couples who want peace with the town ten minutes away
  • People who want green space and a view
  • Anyone happy to have a vehicle or use app cars

Watch out for

  • It is a hill. Walking is harder than the map suggests, particularly in the heat
  • Public transport is thinner than on the flat
  • Fewer shops and restaurants within walking distance
