Pattaya neighbourhoods
North of the city, built around a working fishing community. The most Thai of the four.
Naklua sits north of central Pattaya and feels like a Thai town that happens to have foreigners in it, rather than the reverse. There is a large fresh market, an established European community, and a noticeably more local rhythm.

Naklua's fresh market is a genuine reason to live here. Fish landed that morning, produce at a fraction of supermarket prices, and the sort of daily errand that gives a retired week some structure.
If you enjoy cooking, this changes what your food budget looks like and what your evenings look like.
There is a substantial and long-established foreign community here, weighted towards northern Europe, and a stronger sense of neighbourhood than in the more transient parts of Pattaya. It is quieter, and people tend to stay.
You are further from the malls and the main hospitals than you would be in central Pattaya, though still within a comfortable drive. Traffic on the road south into the city is the main daily irritation.
Housing runs from older Thai apartment blocks at very low rents to a handful of genuinely good modern developments on the water.

Researched planning estimates for long-term lets, not quotes. Rents vary by building, floor, view and season, and rise in high season.
